The challenge to build near a MTA subway tunnel, with New York City’s stringent bulk regulations and the desire to create a high amount of affordable units, is turned into an opportunity. By rethinking the standard approach to responding to the zoning requirements, we decided to strategically setback the buildings with pronounced corners of higher volumes, resulting in a more delicate scheme. We are adding high quality public space to the front of the buildings and high quality collective space to the rear. By orienting a nice mix of dwellings and community spaces towards the street, we provide Jane Jocobs’ ‘eyes on the street’, to enhance a sense of community and safety. 40 parking spots, shielded by green hedges, compensate for the loss of parking space.
